What You’ll Get To Do:
The Leasing Agent will receive general supervision and direction from the Community Manager. The Leasing Agent will comply with established policies and procedures and not act contrary to such guidelines without Community Manager approval. The Leasing Agent will be responsible for but not limited to:
- Resident selection and screening according to the property's current Resident Selection Criteria.
- Processing of all applications subsidized and market applicants.
- Responsible for the preparation and status of the vacancy report, traffic reports and status of move out notices.
- Maintain the property's waiting list according to the guidelines set forth by the New Jersey Housing Mortgage Finance Agency (NJHMFA) and CRM Residential.
- Maintain Leasing Center in an orderly and professional manner and according to established office hours.
- Responsible for all follow-up with applicants.
- Coordinate and communicate with Maintenance Supervisor projected ready dates of apartments that have already been pre-leased.
- Maintain vacancy board in Management Office which will match weekly vacancy report.
- Maintain accurate and updated resident information cards.
- Attend seminars and trade association meetings as recommended by the New Jersey Housing Mortgage Finance Agency and CRM.
- Participate in the move-in orientation in various ways.
Requirements:
- High school diploma or equivalent education required.
- 2-3 years of previous leasing associate experience required.
- Tax Credit and affordable housing experience required.
- The position requires the ability to deal well with people and get them to feel comfortable quickly.
- Proficiency in MS Office (MS Excel and MS PowerPoint, in particular)
- The position requires effective oral and written communication skills.
- Valid driver's license and reliable transportation required.
Physical/Working Requirements:
- Stand and walk or sit alternatively depending on specific needs of the day.
- Constant need to bend/stoop/squat, climb stairs, push, or pull, reach above shoulder, filing, open/close doors/drawers, grasping/turning, writing/typing
- Frequent lifting/carrying (paperwork, deliveries, files, miscellaneous) less than 20 lbs.
